What a Dubai property agent should contribute to a purchase
A useful agent helps establish evidence, negotiate terms and coordinate the transaction. The scope of that role should be clear before the buyer relies on it.

A property agent can reduce the time and uncertainty involved in finding a Dubai home. The value lies in the quality of the search, the evidence supplied and the handling of the transaction, rather than the number of listings forwarded to a buyer.
The first discussion should establish the client's purpose, budget and practical constraints. An investor's income objective requires a different shortlist from a family looking for a long-term home.
Expect a reasoned shortlist
Each recommendation should explain why the property fits and what may count against it. Ask for comparable completed sales, the likely cost of ownership and an account of directly competing homes.
An agent should distinguish confirmed information from an estimate or a seller's claim. Where a fact cannot be established, that uncertainty belongs in the discussion before an offer is made.
Local experience can help interpret building differences and seller motivations. It should produce evidence the buyer can examine, rather than an assertion that the agent knows the market.
Define representation and remuneration
Establish whom the agent represents, what service is included and how fees are calculated. Developer-paid commission, a buyer-paid fee and a seller instruction can create different commercial relationships.
The buyer should understand those relationships when judging a recommendation. Disclosure allows the proposal to be considered with its incentives in view.
DLD provides a directory of licensed real estate brokerage companies. Verify the firm and establish the credentials of the individual handling the transaction through the relevant official channels.
Keep specialist responsibilities clear
An agent may coordinate documents, viewings and communication with banks or developers. That does not automatically make the agent the buyer's legal adviser, surveyor or tax specialist.
Identify which questions require a separate professional assessment. A contractual promise, technical defect or cross-border tax issue should be examined by someone qualified for that work when the circumstances require it.
Agree on the steps from offer to transfer and who will handle each one. After completion, establish whether letting, handover or management support is included or available under a separate arrangement.
A good agency relationship makes the buyer's decision clearer and the execution more reliable. Its success should be judged by the evidence and service delivered, including the willingness to explain why a purchase may be unsuitable.
