Warning signs to investigate before appointing a Dubai broker

Unclear fees, unverifiable credentials and pressure to send money deserve attention before a buyer becomes contractually committed.

A broker's confidence is easy to observe. Their authority to act, quality of evidence and handling of client funds require more deliberate checks. Those checks are most useful before a buyer pays a deposit or signs an agreement.

A warning sign is a reason to investigate, rather than proof of wrongdoing. The objective is to establish whether the proposed relationship can support a transparent and properly documented purchase.

Verify identity and authority

Check the brokerage's details against DLD's official directory and establish the identity of the individual handling the property. Confirm how that person is connected with the firm and authorised to act on the instruction.

Examine the seller's authority as well. An agent's access to a property does not by itself establish a valid instruction to sell it. Documents and explanations should connect the seller, the property and the person negotiating.

A request to transfer funds to an unexplained personal or third-party account needs resolution before payment. The purpose, recipient and contractual treatment of every payment should be clear.

Demand support for financial claims

A projected rent should identify its basis and distinguish achieved evidence from advertised expectations. A guaranteed return needs an identifiable contractual payer, terms and an assessment of that payer's ability to perform.

Statements that prices can only rise, that a developer cannot be delayed or that a quick resale is assured are inadequate grounds for a purchase. A credible proposal explains the risks and the consequences if the optimistic case does not occur.

For off-plan property, check the actual project's registration and status. Familiarity with the developer's name does not establish the position of a specific scheme.

Look for complete disclosure

Fees, representation and incentives should be discussed in writing. If answers change between a viewing and the proposed contract, reconcile them before proceeding. A rushed deadline does not remove the need to understand the agreement.

Online reviews and referrals can help identify questions, but neither provides a complete assessment. Ask how complaints, delays and post-completion tasks will be handled and who within the firm is accountable.

The strongest sign of a dependable broker is consistent behaviour when the transaction becomes inconvenient: acknowledging a missing document, correcting an estimate or advising a buyer to pause. Buyers should have enough information to decide without being asked to substitute personal trust for basic verification.
