Negotiating a Dubai property purchase with a clear brief
Price is one part of the agreement. Finance conditions, timing and the allocation of costs can change the value of an offer.

A negotiation becomes more useful when the buyer can explain the price they are offering and the conditions under which they can complete. A vague demand for the biggest discount gives an agent little basis for building a credible proposal.
Before making an offer, decide which matters are essential and where there is room to compromise. That keeps attention on the cost and usefulness of the whole transaction.
Establish the evidence for price
Review completed sales of genuinely comparable units, allowing for size, condition and tenancy status. Asking prices can help describe current competition, but they do not establish the price at which a sale will complete.
A large reduction from an inflated opening price may still leave the buyer paying too much. Assess the final figure against the property and its alternatives.
Where refurbishment is needed, obtain a realistic cost estimate. The purchase price and the work required belong in the same calculation, along with the time before the property can be occupied or let.
Give the agent an actionable instruction
Set a maximum commitment and explain the conditions that matter, including finance, inspection and timing. Ask how the agent will communicate offers and counteroffers, and whether the agent is representing the buyer, seller or both parties under the relevant arrangements.
A buyer who can offer a credible timetable may have a different negotiating position from one whose funding is uncertain. Any claimed advantage should be real. An unrealistic promise to complete quickly can create a problem once the contract is signed.
Keep the negotiation professional. The objective is an agreement the parties can perform, rather than winning each exchange.
Examine terms alongside the headline figure
Record what is included in the sale, the treatment of deposits and the allocation of fees. Establish the position on existing tenants, fixtures and any work the seller has agreed to complete.
For a financed purchase, consider how valuation and final approval interact with the contract. An attractive price offers limited comfort if the buyer cannot satisfy the funding conditions within the agreed time.
Review amendments in their final written form. A conversation about an extension or an included item should not be assumed to override the signed documents.
A useful stopping point is an offer the buyer can justify without relying on immediate appreciation. If negotiations move beyond that level, the availability of another property can be more valuable than an additional round of concessions.
