How to test the local expertise of a Dubai broker

Detailed knowledge should appear in comparable sales, building costs and realistic tenant expectations. It needs to be demonstrated on the property being recommended.

Local expertise is one of the most common promises in Dubai property marketing. It becomes useful to a buyer when the broker can explain a specific building's position in its market and support that explanation with evidence.

A district-wide sales pitch is a weak test. The more revealing questions concern the differences between two properties that appear similar in an online search.

Ask for a properly adjusted comparison

Request recent completed transactions and ask why they are relevant. A capable broker should explain differences in size, floor, view, condition and any known tenancy position. An average price per square foot is a starting point, rather than a valuation of every unit in a community.

Where there are few transactions, the uncertainty should be acknowledged. Substituting a distant or materially different property without explanation creates false confidence.

The same discipline applies to rent. Ask whether the figure is an achieved letting, an advertised rent or an estimate, and which costs or incentives affect the amount received.

Examine knowledge of operation

Useful local detail includes the building's access, management arrangements and service charge position. A broker should know where reliable information can be obtained and distinguish direct knowledge from something reported by a seller.

Ask about the likely tenant, competing homes and the practical reasons someone would choose the unit. The answer should connect the property's attributes with a realistic budget and routine.

A claim that every property in the district lets quickly needs stronger evidence than a handful of successful listings.

Test the limits of the advice

Expertise includes knowing when a question requires another professional. Legal rights, structural condition and tax treatment may need assessment beyond the broker's role. A confident answer delivered outside that role should be checked carefully.

Information about proposed infrastructure also needs an identified authority and project status. A well-connected broker cannot guarantee that an unconfirmed plan will proceed.

The buyer should leave the discussion understanding both the attraction of the property and the facts that could weaken its value. A broker who can describe why a neighbouring building is cheaper, or why the recommended home may be unsuitable, provides more useful insight than one who treats every question as an invitation to sell.

Local knowledge earns its value through those explanations. It should make the decision more precise and expose uncertainty early enough for the buyer to act on it.
