Dubai property and the Golden Visa eligibility question

A qualifying purchase can support a residency application. The threshold, documents and treatment of finance need to be checked before a buyer relies on that route.

Dubai's property-investor Golden Visa route can be relevant to a buyer seeking a longer-term base in the UAE. It should be assessed as a residency application with specific requirements, separate from the investment merits of the home.

A seller's statement that a property qualifies is not an approval of the buyer's application. The intended ownership and funding arrangements need to fit the applicable official process.

Use the correct threshold

DLD's investor application service describes a renewable ten-year residence permit for qualifying real estate investment with a purchase value of at least AED2 million. That is different from lower-value property residency routes sometimes discussed in marketing.

Check how the relevant authority treats the buyer's ownership share, more than one property and the documents proving value. A headline price can be an incomplete measure where ownership is shared or the transaction structure differs from a straightforward completed purchase.

Applicants also need to meet the other service requirements. Residency does not arise automatically when a contract is signed.

Resolve financed and off plan cases before purchase

Official guidance should be read for the particular case. ICP describes qualifying real estate arrangements that can include approved local bank financing and approved off-plan purchases. DLD's service separately sets out documentation and bank-letter requirements for mortgaged property.

The application route and evidence therefore matter. A buyer should obtain clarification from the competent authority on the proposed ownership and payment position before relying on a sales assurance.

Do not treat a developer's instalment schedule as proof that the buyer has already met the residency requirements. Establish which documents will be available, when they can be issued and how they will be assessed.

Keep the property decision independent

The residency benefit may have considerable value to a household, but it does not make an overpriced or unsuitable home a sound investment. Compare the asset's costs, usability and likely exit with alternatives before assigning value to the visa route.

Application and family-related costs also belong in the relocation budget. Any intended sponsorship should be assessed against the actual service requirements.

A property-linked residency plan is strongest when the buyer understands both parts: a home that meets their needs and an application supported by the correct evidence. Eligibility should be established from official requirements at the time of purchase, with an allowance for the possibility that policy or personal circumstances change before a later application.
