Choosing a mortgage lender on more than the opening rate
Eligibility, follow on pricing and the cost of leaving a loan can matter as much as the rate advertised at the start.

The cheapest-looking mortgage is not always the least expensive way to finance a Dubai property. An opening rate is one part of a contract that may run for many years, and a borrower may sell, refinance or repay early well before that contract ends.
A useful comparison begins with the buyer's circumstances. A lender that offers attractive pricing may not accept the applicant's income profile or the selected property. Establishing eligibility first avoids comparing products that cannot fund the purchase.
Build a comparable set of offers
Ask each lender to quote for the same loan amount and term. Record the initial rate, how long it lasts and the formula that follows. Include fees and required insurance or other cover, together with any account or salary-transfer conditions.
The expected holding period matters. A buyer who plans to move in a few years has a different cost profile from someone expecting to keep the loan to maturity. Compare the money paid over that likely period and the balance still outstanding at its end.
Longer terms can reduce monthly repayments while increasing total financing costs. Lower payments should therefore be assessed alongside the cost of carrying debt for longer.
Examine flexibility
Find out whether partial repayments are permitted and what limits or charges apply. A borrower expecting irregular bonuses may value the ability to reduce principal without a costly restructure.
Ask how the lender handles a future sale, refinancing request or change in employment. These are contractual questions, not benefits that should be inferred from a general promise of flexibility.
For Islamic finance, compare the underlying structure and payment review arrangements. The terminology differs, but the need to understand total payments and exit conditions remains.
Understand the service and the intermediary
A purchase timetable can depend on valuation, document review and coordination with the seller's bank. Ask who will manage the file, what remains outstanding and how delays will be communicated. An advertised approval time may refer only to an initial stage.
If using a mortgage broker, request clarity on the lender panel, the fee payable by the buyer and any remuneration from the lender. That helps explain which offers are being presented and what the service covers.
The final decision should rest on a written offer and key terms that the borrower can explain in plain language. A lender is a good fit when the purchase is eligible, the payment is sustainable and the likely cost over the buyer's own timeline is understood.
