Building a useful working relationship with a property adviser

Clear instructions and documented advice make trust easier to assess. Both parties need to know the purpose of the purchase and the boundaries of the service.

Trust in a property adviser develops through repeated evidence that information is accurate and commitments are kept. A friendly relationship helps communication, but a substantial purchase also needs written instructions and a clear account of the advice being given.

The client can improve the relationship by explaining the decision fully. Budget, intended use, financing needs and the expected holding period all affect what would make a property suitable.

Give a brief that can be tested

Identify essential requirements and preferences separately. A household may be able to compromise on a view while needing a particular school journey or number of usable bedrooms. An investor may prioritise income but need access to capital within a defined period.

The adviser should reflect that brief back in the shortlist. Ask for an explanation when a recommendation sits outside it. There may be a good reason, but it should be explicit.

A written record also helps when several people are involved in the purchase or when the brief changes over time.

Agree on the service

Establish fees, representation and any commercial relationships relevant to the properties being offered. Confirm which tasks the adviser will handle and which need separate legal, financial or technical work.

Agree how communication will work during a live transaction, including who can answer urgent questions if the main contact is unavailable. Record material advice and changes to agreed terms.

Expect estimates to be identified as estimates. Trust is strengthened when an adviser distinguishes a known fact from an assumption and explains how an unresolved question can be checked.

Judge the response to disagreement

A buyer should be able to question a rental projection, reject a proposed property or request time to examine a contract without the relationship becoming strained. The adviser's role includes helping the client assess the consequences of those choices.

If a mistake is discovered, the useful response is a prompt correction and an explanation of what it changes. Persistent inconsistency, unexplained pressure or avoidance of written answers gives the client a reason to reconsider the appointment.

After completion, establish whether any ongoing assistance is included. Letting, management and resale work may require a new agreement rather than follow automatically from the original purchase.

A dependable relationship makes the client less reliant on reassurance because the evidence and responsibilities are visible. That is the basis on which an adviser can remain useful beyond a single transaction.
